Matthew Coulsey
Project Engineer
Matthew has been consulting in the field of building envelope technology since 2000. He has extensive experience working with owners and property managers of existing buildings, particularly multi-family residential condominium associations. He routinely reviews properties to evaluate their condition and assist owners in addressing both immediate and long term repair needs. Matthew is particularly experienced with designing and overseeing large-scale capital replacement projects, including roof replacement, siding and trim replacement, window and door replacement, deck/balcony replacement, and masonry restoration. He is also skilled at forensic investigation of water leaks in buildings and other related envelope issues.

Following extensive evaluations of six existing townhouse style buildings, completed detailed construction documents, construction administrations and project close-out to remove and replace the roofing systems, exterior wall cladding systems, and fenestrations.

Performed investigations to document current conditions of thirteen garden style buildings, developed detailed construction documents, construction administrations and project close-out for full replacement of roofing systems, exterior wall claddings, fenestrations, and large post-supported decks.
Captains Cove Condominiums, Quincy, MA
Project manager for multiple phases of evaluation, design, bidding, construction administrations to project close-out to replace Exterior Insulating Finish System (EIFS) and fenestrations on two 10+ story buildings. Coordinated project with contractor, Board of Trustees, and Property Management team.

Project manager for multi-phase roof replacement project above an active, 24-hour, high security, production facility. Project included evaluation of existing conditions, designed engineered construction documents, bidding, and construction administration with continuous communications with contractor, building owner, and facilities manager.
