Matthew is a senior project manager specializing in the field of building envelope technology since the year 2000. His wide-ranging experience includes large-scale residential, religious, historic, commercial, municipal, and educational institutions/structures of wood-frame, masonry, or steel-frame construction.

 

Matthew has significant experience with forensic evaluations of entire building envelope systems as well as with individual components from which engineered solutions and detailed construction documents are designed. He also has noteworthy experience communication repair/restoration/replacement options, from said forensic evaluations, with Boards of Trustees, building owners, property managers, and other professionals. Matthew has provided informed common sense solutions for hundreds of home owner associations and other clients.

 

Matthew has extensive experience in all phases of construction administration including competitive bidding, reviewing shop drawings/submittals, performing site observations, reviewing requisitions for payments, and conducting meetings with contractors, property managers, and building owners to review project status and maintain effective communications to all interested parties.

 

With his diverse background, Matthew has applied his considerable knowledge of the building codes, best construction practices, and material properties for the benefit of hundreds of properties in New England.

Woodland Place Condominiums – Rockland, MA

Following evaluations of twenty-four existing townhouse style buildings, completed detailed construction documents, construction administrations and project close-out to remove and replace the roofing systems, exterior wall cladding systems, and fenestrations in coordination with Board of Trustees and Property Management.

 

Carriage Hill Condominiums – Southborough, MA

Performed investigations to develop detailed construction documents for sixty-five wood-framed post-supported decks of various dimensions as well as construction administrations and project close-out for full replacement roofing systems and said post-supported decks with project team consisting of Board of Trustees, Property Management, and contractor.

 

Dillingham Place Condominiums – Falmouth, MA

Following numerous meetings with Board of Trustees and Property Management with multiple architectural rendering options to develop and fine tune scope of work, complete design, bidding, construction administrations with system mock-ups to project close-out to replace and integrate exterior wall and fenestration flashing systems along with replacing exterior wall cladding systems and roofing systems.

 

115 Sewall Avenue Condominiums – Brookline, MA

Project manager for low-slope roof replacement project including replacement of two large roof-top decks. Project included evaluation of existing conditions, designed construction documents, bidding, and construction administration with continuous communications with contractor, building owner, and Property Management.

 

Zero Marlborough Condominiums – Boston, MA

Complete evaluations of top floor, low-slope roof overlooking the Public Garden and Boston Common, followed by detailed construction documents while consulting with mechanical engineer, construction administrations, and project close-out to remove and replace the low-slope roofing systems and roof-top HVAC chiller in close coordination with general contractor and Property Management team.

 

Sunrise Senior Living – Plymouth, MA

Complete evaluation, design, bidding, construction administrations to project close-out including the exterior wall cladding systems and fenestrations at an occupied senior living facility. Project included regular meetings with contractor, on-site management and facilities team, as well as representatives from national ownership and investments group.
